These terms govern the use of the Baleardata public website. They explain what you can view and the limits of the information. They do not constitute a contract for the sale and purchase of a property or an authorisation to carry out building work.

2. What is available

Access to the presentation, legal documents, map, public property identification and identified example is free. Searching locates and confirms a property; it does not include its personalised report. Complete reports remain paid services. Public report and subscription ordering and payments remain closed.

The amount shown is indicative. It does not create any obligation to pay or any reservation. There are no automatic renewals. Before any purchasing opens, you will be informed of the specific service, topics included, data available, total price and taxes, delivery method, support, complaints procedure and applicable rights.

3. How to read a report

Each result should be read together with its source, date and explanation. ‘Not checked’ or ‘not available’ means information is missing; it does not mean there is no risk or restriction. A comparison or a task list is not an investment rating.

The public example demonstrates the report format and is identified as an example. It does not necessarily correspond to the address you selected. A property's own report needs its corresponding evidence and edition and, when private, a valid session and permissions. The general homepage map does not represent an assessment of the property you are searching for.

Maps, news and documents may have a scale, coverage or date that does not allow conclusions to be drawn about a specific house. Burglary or theft data for a municipality should not be attributed to a particular street or home. A nearby school does not guarantee a place or a school allocation. An announced project is not necessarily an approved project or work under way.

4. What you need to confirm before buying or building

Baleardata does not replace a nota simple (Land Registry extract), a check of ownership or charges, a valuation, a planning certificate, a property inspection or professional advice.

To find out whether you can build, extend, put in a pool or carry out any work, consult the Town Hall and the professionals who need to review your case. Before signing or paying a deposit, check the documents with the seller. The information on this website does not guarantee that a transaction is safe, profitable or suitable for you.

5. Responsible use

Use the website lawfully, without accessing other people's reports, testing third parties' credentials, introducing malicious code or interfering with the service. Do not use other people's addresses or data to harass them, discriminate against them or disclose private information.

Third-party content must be used in accordance with its licences. Its bulk extraction or redistribution is not authorised merely because it can be viewed here.

6. Private reports and invitations

Access to private reports depends on the session and report permissions. Anyone inviting another person must ensure that they are entitled to share those data. Do not share account access links.

Withdrawing an invitation prevents further viewing with that permission, but does not delete copies the person has already downloaded. In the app, an update also saves the previous version; when this feature is available, check the date of the copy you are using.

7. Errors, issues and complaints

If you find incorrect information, send to legal@riapro.com the affected reference or page and a description of the problem. Please avoid including identity documents or other data that is not needed. We will review the information provided and, where appropriate, correct the content or explain why it cannot be confirmed.

We do not limit liability for wilful misconduct, negligence or other situations in which the law does not allow it to be excluded. The mandatory rights of consumers and users are preserved.

8. Future purchases and consumer rights

Visiting this website does not mean buying a report or waiving any rights. If paid services are enabled, specific terms of purchase will be provided, together with an order confirmation in a durable format that you can keep.

Where applicable, the right of withdrawal and the legal conditions of any exception will be explained before purchase. Visiting the page or clicking a search button is not considered consent to lose that right. These terms do not open the sale of services.

9. Changes and applicable law

We will publish the date of the update when this document changes. A change does not retroactively alter the terms of an earlier purchase. RIAPRO LLC's corporate location in the United States does not deprive a consumer of the protection, or of the courts, granted to them by the applicable mandatory rules.
